Working With an Architect and Building Contractor

How the architect, engineer and builder fit together on a major project — and how to make the relationship work.

Major residential projects involve several professionals. Knowing who does what — and when — makes the process clearer and helps you get the most from each relationship.

Who does what

The architect or designer

Develops the brief with you, explores options and produces the design. They typically prepare drawings for planning permission and the building warrant, and may produce a specification describing materials and finishes. Depending on their appointment, they may also visit site during construction.

The structural engineer

Designs foundations, steel beams and other structural elements, and provides the calculations needed for the building warrant.

Other consultants

Depending on the project, you may also need an energy assessor, a quantity surveyor, or specialists for trees, drainage or listed buildings.

The building contractor

Prices the work, plans the programme, and builds the project to the approved drawings and warrant. The contractor coordinates trades, orders materials and manages the site.

Making the relationship work

Involve the builder early

Bringing a contractor in before the design is finalised can improve buildability and keep the project within budget. A builder can spot details that will be difficult or expensive to construct, and suggest alternatives.

Make sure everyone works from the same information

Drawings and specifications should be clear and up to date. When something changes, it should be issued to everyone formally.

Agree how changes are handled

Decide who can instruct changes, and how they will be priced and approved before the work is carried out.

Hold regular site meetings

Regular meetings between you, your architect and the builder help resolve questions quickly and keep the project moving.

Be clear about decisions

Many choices — tiles, ironmongery, lighting — can be made during the build, but each has a deadline. A schedule of decisions avoids delays.
